This house used to be the presbytery of the local church (which is still below the house but now largely unused). It retains a lot of original features and has a super, rambling, old house feel.
It is at the top of the hill which looks north and east at the wide Tiber valley and the mountains of the moon and south to the mass of Umbrian hills and valleys. There is sun all day in the main garden.It is on two floors built into the hillside so each floor has a "ground" floor entrance.
On the lower level is a big room which acts as a second sitting room and kitchen; also a double bedroom and bathroom (shower).
(The sitting room can be pressed into a 4th bedroom if necessary using a sofa-bed) There is a double bedroom and a bathroom with wc, basin and shower.
Stairs take you up into an outer kitchen (washing machine/fridge-freezer) which leads directly into the main kitchen - dishwasher, oven, gas hobs. fridge and small dining table. A full dining room leads off the kitchen on one side and on the other side is a large, comfortable sitting room - two sofas, two easy chairs, TV with satellite reception, dvd player and great views across the valley.
On this floor are two double bedrooms, one facing south, and a bathroom - wc, bidet, bath, hand held shower.
Some windows have insect nets and one bed has an insect net.
On the upper level the pool (8mx3m) is set in a garden designed by the British TV gardener, Alan Titchmarsh. There are areas for out door eating, barbecue, shade - all with good views.
