| Built in the classic Umbrian style with exposed chestnut beam ceilings, thick stucco walls and hand made terracotta floor tiles, La Rondinaia consists of three bedrooms, three ensuite bathrooms with enclosed showers, a large modern farm kitchen with separate dining area, and a large sitting room surrounding a massive stone fireplace. |

Two bedrooms each contain a wrought iron queen size bed and traditional furnishings, while the other bedroom has a pair of twin beds to comfortably accommodate a party of 6 persons. |

The kitchen is equipped with a large refrigerator, dishwasher, five-burner gas cooktop, convection oven and state of the art cookware. There are CD and DVD players for guests’ entertainment. The laundry room contains a front-loading washing machine. |

La Rondinaia is situated on three serene and panoramic acres landscaped with lavender, herbs, olives and cypresses adjoined by oak forests, affording complete privacy for its 10 x 5 metre swimming pool. A traditional vine covered pergola and expansive brick patio equipped with wood and wrought iron table and chairs provide guests the opportunity to dine alfresco.

Pietralunga, the lively walled medieval hilltown, which serves as the local commercial center, is only 10 minutes (8 kms) away. It has two bakeries, two supermarkets, a butcher shop, a bank and several charming restaurants. One restaurant, La Locanda del Borgo, is featured in the Gambero Rosso guide, and it is here that the owners of La Rondinaia have arranged wi-fi use for guests. |

| La Rondinaia is ideally positioned for daytrips to the surrounding historic and cultural centers of Umbria and Tuscany. Medieval Gubbio and Citta di Castello are a scenic twenty-five minute drive away. |

| Perugia, Assisi, Deruta, Cortona and Sansepolcro are all less than an hour to the south and north. Florence, Siena, Arezzo, Montepulciano and Pienza may be reached within a ninety minutes drive. |

Drivers to any of these cities can use scenic country roads or super highways. Even Rome can be explored as a daytrip, reachable within two and a half hours.
The owners provide a welcome basket and in addition, the housekeeper will do some extra shopping for your arrival. |
