A holiday villa with superb views of the Niccone Valley & hills of the Tuscany Umbria border. This vacation rental house has a games room with snooker table, fenced grounds and swimming pool. Although no longer suitable for serious players there is an old tennis court in the grounds.

Villa Description

A large four bedroom holiday rental villa on the Tuscany Umbria border with a big swimming pool. Casa Riozzo can sleep up to ten people if the sofa bed in the spare room is used. There is an extensive garden, at the far end you'll find a tennis court. One large room downstairs is a games room with a snooker table.

Villa Layout

The accommodation in the villa is on two floors and it is not suitable for wheelchairs. Three of the bedrooms are upstairs plus a spare room with a basic sofa bed. Downstairs you'll find the fourth bedroom, kitchen, lounge and games room. At the front of the house there is a shady outdoor seating area with comfortable chairs and sofas.

Ground floor

The main door leads into a well furnished sitting room with sofa, chairs, table, TV, CD and DVD player. A games room with pool table is off to the left; to the right is a bathroom and kitchen with washing machine, dishwasher, electric oven, gas hobs, fridge and freezer.Also on the ground floor is a double bedroom. Outside the main entrance is a shady veranda with comfortable outdoor furniture. Bedroom 1: double bedroom with queen size bed, bathroom nearby but not en suite.

Upper floor

Bedrooms 2, 3 & 4, bathroom (ensuite) & WC cloakroom, study

Bedroom 2: double bedroom with queen size bed and en-suite bathroom. Bedroom 3: two single beds. Bedroom 4: two single beds. There is also a cloakroom with WC and basin and a study with sofa. At the end of the upper hallway is a picture window and a stair that leads directly to the garden terrace.

Swimming pool complex

The swimming pool complex is separately fenced, hedged and gated, with open railings at one end to enjoy the extravagant view across the countryside of Tuscany and Umbria from a raised terrace. At one end is an outdoor covered suite with ample furniture that is attached to a fully fitted kitchen (including dishwasher, microwave, fridge etc) and a bathroom with jacuzzi, shower and WC. The swimming pool is fourteen metres by five metres (46ft by 17ft) with sunken steps at the shallow end and conventional pool steps at the deep end. There is a summer cover to keep the water warm over night.

Tennis court

The tennis court has a hard surface and is in an adjoining part of the garden, trees provide shade and it is surrounded by high fencing. The surface is not suitable for professional players but will suffice for a knock around.

Villa Location

Casa Riozzo is on a south facing hillside in the Niccone Valley on the Tuscany and Umbria border. The villa is accessed by 2 km of paved road up from the Niccone Valley, a short stretch of fairly level unpaved road then takes you to the villa. There are several restaurants and a vineyard within an easy 5 minute drive of this holiday house.

There are fantastic views of the Niccone Valley and the hills of the Tuscany Umbria border from Casa Riozzo. The market town of Umbertide is 15 minutes by car and has shops, supermarkets, a colourful weekly market as well as pizzerias and restaurants. The nearby village of Spedalicchio has a grocery store.

Casa Riozzo is within easy reach of Cortona, Perugia, Assisi, Gubbio, Lake Trasimeno, Orvieto, Todi, Montepulciano, Arezzo and the towns of the Upper Tiber Valley. Siena is ninety minutes and Florence takes two hours by car or an hour on the train (the station is 45 minutes away).

The Tuscany Umbria border and the Niccone Valley have a lot to offer, as well as the stunning scenery, dotted with medieval towns and castles, there are superb restaurants, villages, markets and shops.
