Villa Description
La Rondinaia
La Rondinaia is a holiday villa in a commanding position with 270 degree views of the hilly landscape of northern Umbria. The name La Rondinaia means the Swallow’s Nest, it is a three hundred year old stone farmhouse.
The villa has three bedrooms, three ensuite bathrooms with enclosed showers, a large modern farm kitchen with separate dining area, and a large sitting room surrounding a massive stone fireplace.
Villa In Umbria
Every window commands stunning views of the valley and gentle hills below. Two bedrooms each contain a wrought iron queen size bed and traditional furnishings, while the other bedroom has a pair of twin beds, it can comfortably accommodate a party of 6 persons.
It has been exquisitely restored and is located near the Umbrian town of Pietralunga. The villa is built in the classic Umbrian style with exposed chestnut beam ceilings, thick stone walls and hand made terracotta floor tiles.
Villa Layout
Ground Floor
Ground floor: kitchen, living room, dining room, bedroom 1 (double bed), bathroom, laundry room
Kitchen: The kitchen is equipped with a large refrigerator, dishwasher, five-burner gas cooktop, convection oven and a wide range of cookware and cooking utensils. Next to the kitchen is the spacious dining room with table and easy chairs.
Living Room: French windows lead out to the terrace and a wide opening leads through to a comfortable living room. The living room is furnished with a sofa and easy chairs. The focal point of the room is a large stone fireplace. There are CD and DVD players for guests’ entertainment.
Bedroom 1: Off to one side is the first bedroom with double bed and adjacent bathroom. French windows lead directly out into the garden. Near the bottom of the stairs is the laundry room with washing machine.
Upper Floor
Upper floor: 2 bedrooms, 2 bathrooms
There are two bedrooms, each with a bathroom. One bedroom has a double bed and the other has two singles that can be made together to form a double bed.
Garden and swimming pool
Garden: There are fantastic views from this villa across the Umbrian countryside. The grounds of La Rondinaia are three acres in total. The garden around the holiday house is landscaped and planted with lavender, herbs, olives and cypresses and is adjoined by oak forests.
Swimming Pool: The 10 x 5 metre swimming pool has a paved surround and is set in a lawned area on a terrace below the villa.
Patio: At the back of the villa and a few steps up from the swimming pool, a traditional vine-covered pergola and expansive brick patio provide guests the opportunity to dine al fresco and enjoy the stunning vista. The patio is furnished with outdoor table and chairs.

Villa location
Pietralunga, the lively walled medieval hilltown, which serves as the local commercial centre, is 8 kms away. It has two bakeries, two supermarkets, a butcher shop, a bank and several charming restaurants. One restaurant, La Locanda del Borgo, is featured in the Gambero Rosso guide. Citta di Castello, in the other direction, is a larger town with a lovely historic centre and plenty of shops and restaurants. Halfway between La Rondinaia and Città di Castello is Bar Sasso, the attached restaurant well known for regional cooking and, across the road from the bar, the river forms large rock pools, a popular hangout with locals in the summer.

La Rondinaia is perfect for those wanting to get away from it all and immerse themselves in the peace and beauty of the Italian countryside. For those wishing to sight-see; medieval Gubbio (35 minutes), Sansepolcro (35 minutes) and Citta di Castello (15-20 minutes) are nearby. Further, but within reach are Urbino, Perugia, Assisi, Deruta and Cortona. Florence, Siena, Arezzo, Montepulciano and Pienza can also be reached for a day trip. Even Rome can be explored as an extended day trip.

I have taken some time to write this review mainly because I don't really want other people to find out about it! It is quite simply the best holiday we have had in Italy. The property is beautiful - the countryside is stunning. The owners are helpful and the local town is charming. I would say that the property is quite isolated and this may not appeal to everybody; the drive to it takes some time from the nearest motorway. However if you are looking for a restful holiday with peace and quiet then this is the house for you. We took our bikes with us but found some of the local hills a bit challenging; we'll stick to walking next time!
Not for people who are looking for excitement or glitz but the perfect restful family holiday!

This very beautiful house really takes one away from everyday life and its cares, it is so quiet and restful. The interior is charming, unfussy and with enough room for 6 people to easily live comfortably. All very well thought out and the country views are just delightful. Spartaco was very helpful when a summer storm tripped the electricity.

Our stay at La Rondinaia was lovely. The views were spectacular, particularly by the pool. All of the facilities were in top condition. It was very peaceful staying here; there were no noisy disturbances, so we could fully enjoy the villa to ourselves. It was a perfectly relaxed holiday and it was a delight to stay here!

Fantastic location
The house was fantastic, the house was huge and a lot of time and care has obviously been put into the refurbishment of it. The views were breathtaking and the house was really well equipped. For me it was as good as anything we have stayed in before and I would definitely stay there again and hope to be booking soon for next year.
It was, as always, a wonderful stay and the accommodation was fantastic. I will be booking with Gorgacce again next year, we just need to coordinate family plans before we book.
