The Niccone Valley has several restaurants, the popular and highly rated restaurant connected with the local winery, I Girasoli di Sant'Andrea is a 5-minute drive down the hill and there are three other excellent restaurants within 10 minutes.

San Nicolò, Modern Luxury & Original Features
San Nicolò has been restored to a high standard and, as you would expect, the house combines modern luxury with the building's original features. This holiday villa is perfect in every way, great views, a luxurious interior, beautiful pool and garden and a short drive to restaurants and shops. For 2027 bookings onwards it will have air conditioning and an electric car charger. All windows have insect screens.
Niccone Valley Location
Located on the south-facing slope of the Niccone Valley, the villa is surrounded by fields and olive groves. It is a great place to relax and unwind from the pressures of everyday life, however, should you wish to keep in contact with the outside world the villa is equipped with wifi.

Kitchen:
The modern, well-equipped kitchen is large and spacious and has a table that can accommodate all eight guests.
Dining Room + Outside Terrace:
The dining room has a larger round table, also with seating for eight. A door leads to a large east-facing terrace with alfresco dining table for up to 12 people.
Living Room:
The living room is on two levels separated by a wide arch, it is thought that this part of the building used to be a chapel. There are comfortable sofas, TV and a wood burning stove.
Bedroom 1
The ground floor bedroom has twin beds that can be pushed together to make a double. There is and an adjacent bathroom (bathroom 1).

Adjacent to bedroom 1 and pdated for 2026 with new shower, WC, and washbasin)

Master Bedroom (bedroom 2):
The master (double) bedroom is en-suite (bath & shower, WC and handbasin).

Twin beds and share a bathroom with bedroom 4 If guests wish, the twin beds can be pushed together to make double beds.

Twin beds and share a bathroom with bedroom 3. If guests wish, the twin beds can be pushed together to make double beds.

The 10 x 5 swimming pool has internal steps in one corner, It has a paved surround where there are sun-loungers and umbrellas as well as a pergola with tables and chairs for additional shade.
Garden:
The flower-filled gardens are mature and well tended. There are several seating areas including a raised deck from where you can appreciate the stunning view across the valley below. There is also a BBQ and table-tennis table.

This villa makes a perfect base for exploring the central Italian regions of Tuscany and Umbria. Umbertide, Città di Castello, Perugia, Assisi, Spoleto, Gubbio, Lake Trasimeno, Sansepolcro, Anghiari, Spello, Bevagna, Montefalco, Montepulciano and Arezzo are all within an hours' drive. Siena, Orvieto and Florence are within two hours' drive.

Magical Place

We’ve had an absolutely wonderful time here. San Nicolo has been the perfect place for us all and it was much appreciated that there were some pool toys for our granddaughter to play with. The gardens are laid out very well to enable you to catch the sun and the views at all times of day and the house was very comfortable for us. We would certainly be happy to recommend it to others.

We stayed at San Nicolo after a very busy period in our lives and this place offered us a haven beyond our imaginations. From lazy afternoons on the swing seat to breakfast on the patio we felt thoroughly at home and were thrilled to drink in the incredible scenery from all angles. The house was stocked with everything we could hope for and we made particularly good use of Martin's book of Circular walks in the local area, we won't be forgetting the meticulousness of his instructions in a hurry! Thank you for an unforgettable week celebrating a landmark birthday.

Our party of 8 people had a very enjoyable stay at the villa, San Nicolo. The rooms were airy and the house big enough for a group of our size, of course we spent most of the time outside admiring the views and making good use of the pool. The outside terrace areas and gardens are beautifully laid out and tended. The kitchen was well-equipped for our keen cooks.

San Nicolo is a truly amazing place which everyone will enjoy. The house is phenomenal - it has the right mix of charm with modern comforts. There is lots of space (including numerous outdoor seating and eating places) so no one is under each other’s feet, there are ample bathrooms and there are lots of extras to help with any holiday – such as a stocked larder, board games, pool toys, reading material, DVDs etc. It is quiet and secluded and has a beautiful outlook. This is our second time to San Nicolo and we will be back – when you have found perfection it is hard to improve on. The surrounding area is full of quaint and beautiful villages and towns to visit and the owners have done a great job of ensuring any guest has ample information about the local attractions, sights and restaurants. No need to look any further – stay here! I know we will again.

This is a beautiful house set within gorgeous gardens.The property has everything you could wish for for a relaxing week in the Umbrian countryside. There are several shady spots to eat and relax and numerous good restaurants within a short driving distance. The owners left generous welcoming gifts of fruit and wine.I have no hesitation in wholeheartedly recommending this property.

Perfect
As you drive up and up the hill/mountain to San Nicolo the views are jaw-droppingly beautiful and remain so when you reach the house. Although not isolated the sense of peace and privacy is overwhelming and very relaxing. Everything about the house was well thought out and ensured that we had one of the best family holidays yet. Many thanks to Katarina for waiting for us and showing us around.
