San Nicolò has been restored to a high standard and, as you would expect, the house combines modern luxury with the building’s original features. This holiday villa is perfect in every way, great views, a luxurious interior, beautiful pool and garden and a short drive to restaurants and shops. All windows have insect screens.

Niccone Valley Location

Located on the south-facing slope of the Niccone Valley, the villa is surrounded by fields and olive groves. It is a great place to relax and unwind from the pressures of everyday life, however, should you wish to keep in contact with the outside world the villa is equipped with wifi.

Ground Floor

Kitchen, Dining Room, Twin Bedroom, Bathroom, Living Room (split level)

Kitchen:

The modern, well-equipped kitchen is large and spacious and has a table that can accommodate all eight guests.

Dining Room + Outside Terrace:

The dining room has a larger round table, also with seating for eight.  A door leads to a large east-facing terrace with alfresco dining table for up to 12 people.

Living Room:

The living room is on two levels separated by a wide arch, it is thought that this part of the building used to be a chapel. There are comfortable sofas, TV and a wood burning stove.

Bedroom 1 

The ground floor bedroom has twin beds that can be pushed together to make a double. There is and an adjacent bathroom (bathroom 1).

Adjacent to bedroom 1 and pdated for 2026 with new shower, WC, and washbasin)

Upper Floor

3 Bedrooms, 2 bathrooms

Master Bedroom (bedroom 2):

The master (double) bedroom is en-suite (bath & shower, WC and handbasin).

Bedroom 3:

Twin beds and share a bathroom with bedroom 4 If guests wish, the twin beds can be pushed together to make double beds.

Bedroom 4:

Twin beds and share a bathroom with bedroom 3. If guests wish, the twin beds can be pushed together to make double beds.

Bathroom 3:

Shower, WC &, handbasin). renovated for 2026 and shared between bedrooms 3 & 4.

Swimming Pool

The 10 x 5 swimming pool has internal steps in one corner, It has a paved surround where  there are sun-loungers and umbrellas as well as a pergola with tables and chairs for additional shade.

Garden:

The flower-filled gardens are mature and well tended. There are several seating areas including a raised deck from where you can appreciate the stunning view across the valley below. There is also a BBQ and table-tennis table.

Weekly Prices Are In UK Pounds. Central heating is an additional cost and gas is charged by the cubic metre. There is a small charge for logs after the first free basket.
